Why should I employ a Real Estate professional when I could sell the house myself, thus saving the commission?

Although it’s tempting to try to do it on your own, an expert negotiator can put thousands of additional dollars in your pocket. Emotional attachment to the property can cause a seller to lose objectivity during the negotiations. Sellers in “For Sale by Owner” transactions face high rates of lawsuits, as the home owner may not be aware of legal errors they have inadvertently committed. In many transactions, it’s during the inspection period and the presentation to the appraiser where purchasers can get the better of the home seller. When selling a home, buyer pre-qualification may seem like an obvious step, but only a professional who has closed over a hundred deals can see through buyer eagerness and truly vet the best buyer who will not waste time.

Why should I use an independent, family owned firm instead of a larger, well known brokerage?

When it comes to buying and selling, all brokerages use the same programs to list properties – i.e. the Multiple Listing Service, (MLS), Realtor.com, Zillow, etc. Once uploaded onto the MLS, every listing is syndicated to 19 websites automatically. Thus every buyer looking in your area will see your listing, no matter who it is listed with. However, whether you receive that extra $2,000-$20,000 in your pocket will be determined by the marketing methods, i.e. the wording, media, pictures, and most importantly, the negotiation process. The difference whether you use a mainstream listing agent versus an expert marketer and negotiator could result in thousands of dollars for you to enjoy.

Why would I want to use a buyer's agent when I can just look up the properties on the internet myself and thus get a better deal by going directly to the listing agent?

Listing agents love it when buyers come from the internet. They don’t realize that expert negotiators can easily pretend they are getting a fantastic deal when in fact they could have saved themselves thousands of dollars by using a professional. A seasoned Real Estate consultant can play on a buyer’s emotions, without them even knowing it.  A professional firm also has access to a team of proven, professional mortgage brokers, inspectors, mortgage brokers, title agents, staging professionals, movers, contractors, home security, etc.
